Designer's innovative private compound with seasonal creek between Fredericksburg and Comfort.


This 17.1 acre property literally has it all. It is very hard to find a creek and views on one small parcel. The property has a variety of mature native trees, a couple of small open areas and provides excellent habitat for the wildlife.  This private tract has access from the Kendall County road that parallels where the late 19th century narrow gauge train, OLD NUMBER NINE, traveled between Fredericksburg and San Antonio.

Seasonal Rafter Hollow Creek traverses the property for over 500 feet and has a nice flow of clear spring water most of the year.  There are several dam sites that offer potential to back up a nice bit of water.

The main house is constructed of bleaching oil stained Cedar board & batten wood with a Tennessee V galvanized metal roof installed with old German methodology by a local Hill Country craftsman. The house is built with Marvin wood windows, ceiling fans in kitchen/1st BR/Breakfast/Porch and Living room, Baldwin Hardware, custom cabinetry, hi-tech lighting, and custom opener operated garage doors, first floor polished and waxed concrete floors, & second floor pine floors.

The houses have been wired for maximum audio/visual coverage. Within the Main House there are 4 satellite receivers providing televisions in both bedrooms, the Media/Living room as well as in a cozy treadmill work out area. Music can be provided for entertaining and enjoyment with built in speakers on the porch, dining room, living-media room, kitchen, and master bathroom. These are all wired to a centrally located media closet on the first floor. Cabinetry has been designed in consideration of the storage of televisions and assorted/extensive a/v equipment.

The Media Living room is set up and furnished by the present owner for ultimate movie and television watching.

There are two separate areas for the downstairs bathroom: TUB area with a Kohler Soaking tub and a vessel lavatory, fitted with Hans Grohe plumbing fixtures. The wood surrounds in the tub area are Walnut, inspired by the abundance of Walnut trees found on the acreage. A second and separate SHOWER bath area features a cross cut Travertine Marble shower with a pebble rock floor. A plantation shutter covers the window. Both the tub and shower are equipped with Thermostatic control valves which when set always deliver the same water temperature when turned on. The brushed finish showerhead in the shower is considered, by the trade, to be the very best made.

The guest house is constructed of traditional stucco, the same metal roof as the main house, ceiling fans in the kitchen and bath, Marvin wood windows, Baldwin locks, stained and waxed concrete floors throughout, a  wood-burning fireplace and various custom cabinets.  The cabinet hardware is a collection of vintage – all different - wooden knobs. The four glass and Plantation Shuttered screened doors provide a system designed for opening the doors out to catch the seasonal country breezes.

The second bedroom in the guest house can also be used as a sitting room/study and features a charming wood burning fireplace with native limestone hearth and surround.
 


The dining room features 10 foot ceilings, low voltage cable lighting between the rafters and a custom iron real 6 candle candelabra and two matching candle sconces. The ceiling is pine with exposed pine rafters. A pair of 8 foot high doors with screens open to the west facing porch to extend the entertainment area. The windows are covered with a seldom closed but available interior solar screen shade that covers the pair of doors to the porch.

The main cooking Galley Kitchen is perfect for a family of chefs who love to entertain; for maximum function and design it is segregated from a separate clean-up utility kitchen. Kitchen features include: polished concrete flooring, a white china farm sink / Thermador cook top with griddle and grill – venting system – large convection oven – 2 warming drawers and the latest Advantium convection Microwave oven. Disappearing into the white custom cabinetry are a Subzero 700 series all refrigerator and a separate Subzero drawer freezer with icemaker.

The Utility / clean up area of the Kitchen houses an Asko dishwasher and washer/dryer connections. The Kitchen is adjacent to a separate Breakfast Room with windows fitted with custom natural wood 1-7/8” plantation shutters.

The East facing, for great sunrises, bedroom on the second floor features natural pine floors and a pine tongue and groove ceiling. The walls in the closet/dressing area are the same. The adjacent bath has a vintage resurfaced 4 foot claw foot soaking tub and handheld spray hardware.  The bedroom windows are covered with 3 layers of custom window covering – a matchstick blind, decorative curtain panel and a 3rd layer shade that rolls down for more privacy. This shade is called a ‘stagecoach’ shade as inspired from shades seen in the coaches of the Old West

Both the North and South sides of the Guest house have deep porches running the full length of the house providing both storage for firewood, benches, and seating for watching the gathering of deer, turkey and a vast variety of birds.

The Screened Summer House is a fair-weather screened house for parties, entertaining and an upscale camping adventure. The house is built from horizontal Cedar, treated with bleaching oil and a metal Tennessee V roof. It is equipped with solid custom designed shutters, the perimeter of the building, inspired by the near-by Luckenbach dance hall – tilting up or folding down to secure the screened house from the weather. The space provides a kitchen with Subzero under counter refrigerator & range, a vintage wood burning stove, a space for a 10 foot dining table and a daybed and seating provide for occasional camping or a good nap.

The Creek House is sited on Rafter Hollow Creek and although the creek is rated as seasonal, it provides many months of the sumptuous sound of water over the natural rock waterfall nearby.

The office/workshop combination is constructed of painted Hardiboard. There is a screened window in the air conditioned office and tilt up shutter panels in the workshop which is intentionally open air and not climate controlled. The office floor is painted in a checkerboard pattern. The built in tops and wall shelving provide work areas.

All the houses except the creek house are connected with underground telephone wiring/intercom capability. There are multiple lines for phone, fax and computer hook up. A CPU phone system and instruments are provided with the house. There are 5 satellite receivers within the Main and the guest house and extensive speaker wiring.
